		<description>I can't help but think our current "perfect storm" of oil prices, food prices, water shortages (aka Peak Everything) will help incentivize the small is beautiful approach. People are turning away from the suburbs. Downtown living is becoming popular (and mostly for reasons of lifestyle rather than principle), and new home building has hit its lowest point since 1991. There's a huge opportunity. Meanwhile I'm moving to the country of course - always been a contrarian...</description>
